There is a small package that is super efficient, that is basically a macerating type package that fits under the house and produces gray water as the byproduct, and it is used in the garden. It is approx 5x5x4 ft high and can be be solar generated.
Basically what I'm saying, is you have a unique opportunity to a self sustainable community which in today's market makes it very desirable to many people....buyers and owners. Everything is readily available in today's market with a little planning and foresight. It is really simple stuff when you consider the big picture.
But firstly you need a temporary grass air strip, for easy access for buyer and owner alike, ( and in the event someone got injured or needed immediate evacuation ), and a staging area ( dockside platform ) to accept boats and of course a small barge for supplies. Both very simple to do and pennies when shared by all. Go to google earth and look how the developer ten miles south, put in a ramp, gazebo, and dock and storage area for supplies.
